Tokenizing Commodities: What's Real and What's Hype

Gold tokens work. Tokenized wheat is harder. A practical look at where commodity tokenization creates value — and the questions to answer before you build.

As a trading group with its own blockchain unit, we get asked the same question from both directions. Traders ask whether tokens can make financing and settlement easier. Crypto builders ask whether physical commodities are the next big "real-world asset" class. The honest answer is: sometimes — and the difference lies in the physical world, not on the chain.

What tokenization actually means

Tokenizing a commodity means issuing a digital token that represents a legal claim on a specific quantity of a physical asset held somewhere. The token can then be transferred, pledged or settled on a blockchain far faster than paper title documents.

The critical words are legal claim and held somewhere. The token itself is just a record; its value depends entirely on the custody, the documentation and the enforceability of that claim.

Why gold went first

Tokens backed by allocated gold in professional vaults have existed for years, and for good reasons:

  • Standardization — a bar of a given weight and fineness is interchangeable with another.
  • Storability — gold doesn't spoil, so the asset behind the token is stable over time.
  • Trusted custody — established vaults, audits and assay standards already exist.
  • Deep markets — reliable reference prices make valuation straightforward.

Why agri-commodities are harder

Wheat, sunflower oil or milk powder are a different proposition:

  • Quality varies by origin, season and storage conditions, so two tonnes are not automatically equal.
  • The asset degrades over time and needs to be rotated, which complicates a token that claims a specific lot.
  • Custody is fragmented across silos, tank farms and warehouses with very different standards.
  • Title is document-driven — warehouse receipts and bills of lading carry legal meaning that a token has to mirror, not replace.

That doesn't make tokenization impossible. It means the bridge between the physical and the digital — usually an electronic warehouse receipt backed by independent inspection — has to be designed first.

Where it can create real value

  • Inventory finance. Tokenized warehouse receipts can make stored commodities easier to pledge as collateral, and easier for lenders to monitor.
  • Faster transfer of title. When paired with recognized electronic trade documents, ownership can move in minutes rather than days. (We covered the legal side in our piece on electronic bills of lading.)
  • Transparency. A shared record of who holds what, and under which conditions, reduces disputes between financiers, warehouses and traders.

Questions to answer before you build

  1. What exactly does the token represent? A specific lot, a share of a pool, or a contractual right to delivery?
  2. Who is the custodian, and how is the asset verified? Inspection frequency, audit rights and insurance matter more than the chain you choose.
  3. Is the claim enforceable? In which jurisdiction, under which law, and against whom?
  4. Which regulator is in scope? In the UAE, Dubai's Virtual Assets Regulatory Authority (VARA), the ADGM's financial services regulator and the Central Bank of the UAE each cover different activities; EU-facing projects also need to consider MiCA.
  5. How do oracles get their data? Any automated logic is only as reliable as the inspection, price and logistics data that feeds it.
